It is said that the most important part of your house is your roofing in Miami, and undoubtedly there is no greater investment towards your home than that of a new roof. There are many reasons as to why you may need a new roof. These may include: natural disasters that can cause severe damage, an aged roof, or the improper installation of a roof by another Miami contractor. The final cost of a roof may vary, after many different considerations.

An owner must figure that when calculating an approximate new roof cost they must consider that which they can control, and that which they cannot control.

What an owner CANNOT control:

– Roof Size: The square footage of your roof determines the amount of labor and material that will be used

– Roof Pitch: A steep roof makes it more difficult to install a roof

– Roof Design: Complex roofs present the installer more challenges, and these may include flashing areas which are sections where the roof meets the wall.

– Roof Access: Whether we can access the roof with a dump truck.

What an owner CAN control:

– Quality of Material: the quality of materials chosen for your roof affects the final cost, one way or another. Between the different underlayment options and different selections of shingle, tile, metal, and flat, an owner has complete control of what materials are installed.

– Quality of Installation: The investment cost of a new roof has two products within it: the actual roof itself, and the overall process and experience of the roof installation which is determined by the roofing contractor, chosen by you. Roofing contractors range from the highly certified to the inexperienced, and your roofing experience will be a reflection of their labor experience.

– Ventilation Corrections: Adding additional vents can improve your roofs ventilation systems and your roofs overall longevity.

78% of roofing problems are caused by improper installation.

Different Grades of Material

Shingle: You have the option between 3 Tab or Dimensional Shingles. Dimensional Shingles are 50 cents/SqFt more than 3 Tab Shingles; however have better performance and longevity.

Tile: You have the option between a fiber or rubber underlayment, which is 50 cents/ SqFt more than a fiber underlayment.

Metal: You have the option between Galvalume and Aluminum Metal, which is $1/SqFt more than Galvalume.

Flat: You have the option between an asphalt or thermoplastic material, which is 50 cents/SqFt more than asphalt.
